What is an appraisal?
It is an estimate of value for a specific property at a specific time and is the most probable price an average buyer would pay for the property, given suitable media exposure.

When is an appraisal needed?
When a prospective buyer chooses an offering price or when a prospective seller determines an appropriate selling price. Appraisals are also used to estimate the value of security offered for a proposed mortgage loan as well as providing investors with a solid base for a real estate mortgage purchase decision.
